What it is
Settlement-statement calculator for a real property closing. Prorates property taxes, HOA dues and rent between buyer and seller as of the closing date on a selectable, cited day-count convention (actual/365 or 30/360); applies transfer tax from a small primary-cited set of state rates and flags any other jurisdiction as unsourced rather than guessing; takes the promulgated/filed title premium from you (it never invents a rate schedule); and range-checks lender fees. The settlement debit/credit split and the cash-to-close / net-to-seller totals are computed in integer cents (exact); each per-day proration is cross-checked. Honest scope
Deterministic and citation-backed: every figure is exact arithmetic or a cited rule. Any year- or jurisdiction-indexed value is a confirmable input, never an eternal hardcode. This is a computation tool, not professional (legal, tax, medical, or financial) advice - confirm against the controlling authority for your context.
Authorities cited
Proration day-count conventions: actual/365 (charge each party its actual calendar days over a 365-day year) and 30/360 (each month 30 days, year 360 days). The convention is a matter of contract and local custom; the applicable one is cited on each run.
Transfer / documentary / excise tax is a STATE (and often county / municipal) levy. The cited set embedded here is state BASE rates: Fla. Stat. 201.02; 72 P.S. 8102-C; N.Y. Tax Law 1402; 35 ILCS 200/31-10; MCL 207.526; C.R.S. 39-13-102. Local add-ons, exemptions and who-pays custom vary - verify with the county recorder.
Title insurance rates are FILED or PROMULGATED at the state level (some states promulgate a single rate, e.g. Texas and Florida; others use file-and-use). This tool does not compute a premium; enter the promulgated/filed premium or rate from your title company or state schedule.
